The REO Asset Manager Institute Releases ALERT

DELRAY BEACH, FL – August 10, 2015 – Before banks, lending and government institutions banks and their asset management companies can realize improved DOM (Days on Market) statistics, there must be an understanding of the risks in infrastructural and technological assets, tangible and human factor variables, mental states and decision making throughout the REO chain of property management, valuation, marketing and disposition.

This is another Risk ALERT for REOs – The REO Asset Manager Institute

REO (Real Estate Owned) properties are the end of the line – having gone through the foreclosure process and repossessed from the owner who could not afford to make mortgage payments. 

As soon as a property goes into a distressed status (the borrower / home owner that missed multiple mortgage payments), the owner and beneficiary (bank, lending or government institution) will want to determine the amount of equity for a property.  A popular method to determine the equity is to obtain a Broker’s Price Opinion (BPO) or an appraisal.  

Based on the amount of equity, the beneficiary will decide whether to allow a short sale (if requested by the homeowner).  Otherwise, the beneficiary will continue the foreclosure process.  If the beneficiary is unable to sell the property through a short sale or at a foreclosure auction it will now become an REO property.

Once foreclosure begins – through the time that an REO property is put on the open market for sale – the property must be secured, rehabbed to some point, and monitored weekly, as empty home are targets for drifters, vandalism, and in some cases, re-entry of the homeowner.   

REOs are less risk because they must be delivered to buyers without encumbrances.  Before REO properties are made available for sale, all liens and claims against the property are expunged – and any cloud on the title such as a second or third mortgage, mechanics liens, taxes or any other liens attached by creditors are wiped out.

REOs are non-performing assets so beneficiaries want to sell or rent them quickly.  The lender with a growing inventory of REOs becomes more of a motivated seller.  Either way, REOs are usually sold at below-market prices with great terms like low down payments and interest rates.

Since beneficiaries failed to sell their REOs at auction during foreclosure, beneficiaries rarely sell REO directly to buyers.  Instead, the complex and comprehensive REO asset management process of property management, valuation, marketing and disposition is usually outsourced to specialized REO realtors, or to REO Asset Management companies who then contract with realtors. 

In preparing REOs for sale, non-traditional real estate practices require specialized REO eal estate agents who are professionally REO and BPO certified by The Five Star Institute and others.

Individual REOs are purchased by home buyers and in bulk are purchased by hedge funds, REITs, small and institutional investors.

Michele Anstead, an author, speaker and domestic violence survivor, announced today that she has published Fear Is Not an Option, a new book that helps to empower victims of child abuse and domestic violence. A memoir, the book is intended to give readers the strength, courage and determination to become survivors.  Fear Is Not an Option is being released by Joans Island Publishing.

“My goal for this book is to share my own experience in the hope that my insights will help others,” said Anstead. “I endured terrible abuse at the hands of parents, care givers, men and authority figures. Yet, my story is not ultimately about abuse – it is about survival and not just survival, but triumph over terrible odds.”

Her personal journey is an inspiring story of tragedy, triumph, and overcoming impossible odds. She survived years of abuse, living on the streets, drugs and physical violence. With the book, she is now exposing the many dark secrets behind her childhood, how it affected her belief system and what she had to do to survive. Despite all the challenges she faced, she was able to raise her ADHD-affected son as a single mother and transition from being on welfare to completing a college diploma with honors.

Autistic Karate Master And Experienced Motivational Speaker Adds Author To Her List Of Achievements Which Include Beating Childhood Cancer

Author of Autism and Martial Arts: A Guide for Children, Parents and Teachers, is Dr Sandra Beale-Ellis, a 6th Dan Master in Karate. Beale-Ellis, from Kent, received a clinical diagnosis of Asperger Syndrome just a few years ago, whilst studying part-time at Sheffield Hallam University for a Doctorate in Education specialising in autism. In addition she has overcome childhood cancer, septic and osteoarthritis and resulting multiple surgeries and continues to prove she is capable of whatever goal she sets herself.

Beale-Ellis has over twenty years’ experience of teaching karate to students with and without special needs; fourteen of those specialising in autism. She also lectures and speaks on autism and her personal perspectives of turning adversity around. Additionally she is a qualified dance teacher, and has a work background in business administration and education within further education, the health and prison services and for certification bodies including City and Guilds and OCR.

Autism and Martial Arts: A Guide for Children, Parents and Teachers is her first published book. It is unique in that it has been based in part on her doctoral research completed late in 2013 which explored the learning experiences within sport and physical activities including martial arts, from a wide range of autistic individuals’ perspectives; as well as her own personal experiences as a teacher and as a student.

Beale-Ellis said: “My research and teaching has always been about the autistic individual’s needs and wants and not about the diagnosis or about medical assumptions. Each has their own goals, and I am keen to support them in reaching them as far as possible. My young students are at the heart of my work, and it was important to me that the book’s Foreword be written by the experts: young autistic students who train or have trained in martial arts.”

This revolutionary book offers a start to finish guide for potential autistic students, their parents and for teachers who are or want to teach students with autism.

The book is not about autism theory per se, but is an easy to read informative guide aimed at young autistic individuals who want to take up a martial art, but need to know more. Autistic children and even adults often feel intimidated to join a new activity because they have no idea what to expect. The book is distinctive in that it also offers parent advice, and has a section specifically for martial arts’ teachers who are either new to teaching autistic students or would like to expand their knowledge and skills.

Beale-Ellis is keen to enable more martial arts’ clubs to be inclusive globally.

She said, “Autistic students can benefit from the structure and discipline martial arts clubs offer, but it is essential that teachers know what to expect from their students, so that they can plan their classes to suit everyone while knowing how to accommodate any differences. Learning karate and tai-chi helped me personally to gain more confidence and I want the same for others. The coloured photographs in my book are of my own students, both autistic and non-autistic as inclusivity of training is important for young people to gain insight into differences both inside the class and elsewhere in their lives.”

Beale-Ellis is proud to be on the board of a national martial arts governing body, and knows from her work that many teachers are interested in expanding their student base to be more inclusive but simply don’t know how.

Monica Carter has a dream and a purpose.

Her dream is to launch her own fashion line, which is taking place as we speak. It’s called Monica Carter Couture.

Her purpose is to empower women. “I want to ensure that women can feel fabulous and awesome, inside and out, no matter what their physical appearance, ethnicity, culture or environment,” says Carter. “A big part of this new clothing line is creating s platform where I can actively be a part of programs that help women achieve their goals.”

Toward that end, she is donating a portion of the proceeds from Monica Carter Couture to shelters for battered women and other women’s organizations.

A licensed real estate professional, Carter is using her corporate experience to develop a business strategy that will enable her new venture to not only succeed, but to make an impact on society as well.

“My real estate background has taught me that most people don’t really know what they want,” she explains. “Some people want what they can’t afford. Others don’t even have a sensible view of the market.

“My job right now is to help them have a vision, of themselves and how they can be fashionable. All women can be stylish and sexy because that really comes from within. I’m just going to help them see that.”

At the present time, the Monica Carter Couture line consists of exclusive elegant tops with a few company logos. The goal is expanding the operation to include couture dresses, shoes and much more.
